After the Expansion, Renaissance Porto Lapa Hotel “Far Exceeds” 2025 Results

The Renaissance Porto Lapa Hotel is having its best year, surpassing last year’s results and performing above the projected budget. In addition, the hotel is preparing news for the beginning of 2027, with the opening of a new Japanese-Peruvian restaurant. The information was shared during a breakfast meeting with journalists.

“This year we are far surpassing last year’s results and, fortunately, also exceeding what had been forecast in the budget,” said Álvaro Aragão, General Manager of the Renaissance Porto Lapa Hotel. The executive highlighted that the inauguration of the new wing in August of last year, which added 78 rooms, a spa, gym, and indoor pool, complemented the hotel’s offering. The property now has 241 rooms, including four suites.

“Today we have an occupancy rate of 88%. This week, we already reached 99% occupancy. So, it is clearly an inventory that was needed,” he said. According to the General Manager, the increased capacity also made it possible to attract new segments, namely airline crews and international groups. “We started welcoming one airline crew last year and, through that partnership, we have already secured another one,” he stated.

The hotel also continues to invest heavily in the corporate and MICE segments, with a conference center capable of hosting up to 590 people in auditorium format. According to Álvaro Aragão, the property regularly hosts congresses, international groups, and even sports teams, now benefiting from the new wing to provide dedicated check-ins and more segmented operations.

The executive also acknowledged that the hotel has been recording a significant increase in average daily rates. “We are welcoming guests paying rates above €300 per night. The other day we received a reservation for June at €700 for a standard room,” he said. Álvaro Aragão believes this evolution has also required the hotel to adapt its service standards and VIP treatments offered to guests. “Today, I cannot welcome a guest the same way I did when we had rates of €180 or €200,” he said.

The Renaissance Porto Lapa Hotel continues to have a strong dependence on the North American market, driven by its connection to Marriott. “Around 70% of our market is American,” revealed Álvaro Aragão, referring mainly to guests from the United States. Even so, the executive highlighted that the hotel has also been strengthening its presence in the domestic and Brazilian markets, seeking to diversify demand and attract new segments.

He also pointed out that the property continues to benefit from the combination of Porto and the Douro as a complementary tourism product. “We are able to combine the city component with the Douro, the wine cellars, wines, and exclusive experiences,” he stated.

New Nikkei Restaurant in 2027

Currently, the Renaissance Porto Lapa Hotel features the L’Égoïste Bar & Restaurant, where breakfast is served in a buffet format complemented by à la carte options, in addition to lunch and dinner service. The venue also operates as a bar throughout the day. One of the hotel’s main upcoming developments is now the opening of a new Nikkei restaurant - Japanese and Peruvian-inspired cuisine - on the rooftop.

The space is expected to open “in February 2027,” according to the General Manager, and will occupy the hotel’s former gym area. During the day, it will also operate as an exclusive breakfast space for Marriott Bonvoy members and, in the afternoon, as an executive lounge. “We want it to be a relaxed space, not just for dinners, but somewhere people can stay longer, enjoy a cocktail, and take advantage of the rooftop,” he explained.

The project will have the support of Miguel Rocha Vieira, Culinary Vice President of AHM – Ace Hospitality Management, who is responsible for developing the group’s restaurant concepts.

The rooftop is also expected to change before the summer, including new furniture and the creation of a new outdoor terrace next to the heated pool, which operates year-round.
